
Landing Club General Use
The Landing Club is the name given to the amenities building in Crossbow Landing, located at 160 Crossbow Place. All members of the Landing Club are entitled to access the facilities of the Landing Club under the rules that follow.
Description of facilities
The Landing Club’s facilities consist of a two-story amenity building with an outdoor wooden deck attached to the east side of the building. Within the building, there is an upstairs open recreation space with bar area, pool tables, a library, and a wide-screen TV. Downstairs there is a gym with various pieces of exercise equipment, a men’s and a women’s washroom with shower facilities, a hot tub, an infrared sauna, and a bar area. There is an outdoor hot tub on the deck.
Authority
The Rules of the Landing Club are issued under the authority of the Crossbow Landing Condominium Board as per the corporation’s By-Laws.
Membership
All legally registered owners and their immediate family members (spouse, parents, grandparents, children, grandchildren, sisters and brothers, parents-in-law, sisters-in-law, and brothers-in-law) are automatically considered to be members of the Club. Owners who are legally renting their units can pass this membership to their legal tenants (provided the owner has furnished the condo board with an undertaking as per the condominium bylaws and has registered the tenant with the board before the tenant is granted membership). Owners who have legally passed their membership to a tenant will not be allowed access to the Club other than as a guest of another member.
Access
Access to the Club is by fob. A maximum of two fobs that open the Landing Club are provided to the owners of each unit. The cost for replacement fobs is currently $50, available from PEKA. The loss of a fob should be reported to PEKA so it can be inactivated.
Hours of operation
The Landing Club is open daily from 5 AM to 11 PM.

Members and their guests found in the Club outside of operating hours will be in breach of the rules and regulations and will be dealt with accordingly.
Guests
Members are authorized to bring up to four (4) guests each at any one time; however, the member must be present when the guests are in the Club and is responsible for the guests’ conduct at all times.
All persons over the age of 18 using the Landing Club Building and Facilities do so at their sole risk and responsibility.
Age restriction
No person (member or guest) under the age of 18 will be allowed in the Club or permitted to use the facilities therein unless accompanied and supervised by a responsible adult member, or other adult person specifically designated in writing by an adult member who is a resident, who will remain at all times responsible for the conduct of all persons in the group. (Contact the Board for appropriate wording for such a letter).

The conduct of all persons under 18, including injuries to or damage caused by such individuals, shall be at the sole risk and responsibility of the person inviting them into the Landing Club, and failing them the persons’ legal guardian(s).
Pets
No pets are allowed in the Amenities Building.
Care and maintenance of facilities and equipment
All members and guests must obey all facility and equipment instructions and regulations that are posted in the building.
Club attendants
The Crossbow Landing Condominium Corporation may from time to time appoint individuals to act as Club Attendants. These individuals will be clearly identified as such. All members and guests will treat any attendants with respect and shall obey their instructions, especially concerning matters of safety and hygiene.
Behaviour
Members and guests are expected to conduct themselves in a proper manner at all times. Loud, obnoxious or threatening behavior will not be tolerated.
Gatherings, alcohol use
Small gatherings of 5 or fewer people (1 member plus up to 4 guests), whether or not alcohol is being consumed, are allowed without permission.
Private functions
Private parties of more than 5 people, whether or not alcohol is being consumed, require written authorization from the Board. Please refer to Landing Club Policy for Private Events, below.

The upstairs general area of the Landing Club can be reserved by members for gatherings that are too large to be held in their units. Please refer to Landing Club Policy for Private Events, below.
Breach of rules or regulations
Any breach of the Rules should be dealt with immediately by the member or attendant witnessing the breach. Should the breach not be corrected, then the member or attendant is requested to contact PEKA, who will investigate the breach.
LANDING CLUB USE POLICY FOR PRIVATE FUNCTIONS
Private functions
Residents of Crossbow Landing may use the Landing Club for private functions of more than five (5) people (including the resident) provided the event has been approved in advance by the Board.

Approval for use of the Landing Club can be arranged by filling in and submitting the Booking form here.
​
The application will be reviewed by the Board and approval provided to the resident in a timely manner.
The Board will issue the resident an official sign which must be posted on the Landing Club front door on the day of the event. Even with this authorization, the Landing Club must remain open for use by other residents (i.e. others can come in and use the facility while a private party is in progress), and all Rules still apply.
Any unapproved function will be considered “trespassing” and the function must be ended immediately.

Parking for private functions
Four (4) spaces in Visitor parking may be used by private function guests: two spaces at Building 170 and two spaces at Building 150. This is to ensure there are adequate visitor parking spaces available for the guests of other residents. At busy times like holiday weekends, further restrictions may be placed on use of parking stalls.

Visitor parking spaces are always on a first-come, first-served basis and are not guaranteed to be available. They cannot be reserved. If the private party involves one or more catering service vehicles such equipment must occupy one or more of the Visitor parking spaces permitted to be used by the party.
Disabled parking stalls are only for the use of vehicles displaying blue “wheelchair” tags. They cannot be used for service vehicles associated with the party.

No parking is allowed in the fire lanes nor on Crossbow Place.

Guests may not use the neighbouring Crossbow Point visitor parking.
ADDITIONAL INFORMATION FOR PRIVATE FUNCTIONS
Booking is on a first-come, first-served basis.

Private Functions will not exceed 5 hours in length.
​
Only one Private Function at a time will be allowed.
​
Private Functions on evenings of long weekends or during busy holiday periods may not be approved.
Events shall be for the direct enjoyment of family and friends of the applicant(s).
​
Only residents of Crossbow Landing may host private functions at the Landing Club, and they must be in attendance at all times.
​
A maximum of 60 people may attend a private function, including children.
​
The event must end by 10 PM, to allow time for clean up.
​
Guests at a Private Function are to remain on the main floor in the Landing Club and are not to enter the exercise area nor the outdoor deck. There is an additional refrigerator downstairs near the gym equipment that private parties may use if they need to.

Residents of Crossbow Landing and their guests who are not invited to the function may still access and use the Landing Club facilities during the event.
​
Alcohol is permitted. It is expected consumption is monitored and that excessive consumption by individuals attending is not appropriate.
​
Smoking is strictly prohibited anywhere on the premises.
Care and clean-up
All care should be taken to maintain the Landing Club in a clean and tidy state.

Do not place food delivery boxes on the tables, as they damage the surfaces.
​
The resident host must understand that the room must be completely cleaned up and returned to its original state before 11:00 PM and everybody must be out of the building by that time. The lights will shut off automatically at that time, and an alarm will sound if anybody is still in the building.
​
Refundables may be left in the box provided for that purpose (behind the kitchen counter). It is the responsibility of the host to remove all recyclables and garbage and dispose of them in the normal way.
Non-compliance
Non-compliance may be enforced by the Board with sanctions permitted by the By-Laws and applicable law, including denial of use for private functions privileges for up to two years and recovery of costs and expenses.
